1. What is a subdivision?

Subdivision is the dividing of property into smaller lots. It involves processes that will legally alter property boundaries. It also includes the combination of two or more lots into a single property and the realignment of already existing property lines. Below are some types of subdivision:

  • The adjustment of boundaries between two or more lots.
  • The creation of new lots from existing properties.
  • The creation or conversion of lots for strata development.
  • The creation of strata lots as part of the strata plan phase.
  • Land subdivision for three years or more lease term.
  • Air space parcel subdivision.
 

2. What's the difference between a neighbourhood and subdivision?

A neighbourhood is a geographical area, either residential, commercial or industrial. The area includes homes, apartments, stores, and other structures that are bounded by agreed-upon lines. These lines may be city limits or major roadways. In contrast, subdivisions are divided plots of a property where homes are for sale. The land was once a united plot and was sold. 4. How long does the subdivision process take?

Generally, the subdivision process will depend on the subdivision's size, location, and how much engineering and construction work is required. For example, it would take about nine months to one year from the first to last stage of the process for a two-lot subdivision. There will be three stages of subdivision; (1) development application, (2) engineering design and construction, and (3) plan sealing and registration.

 

5. How do you know if you can subdivide land?

Most Australian states have the same three main factors that must be considered when planning to subdivide land.

  • If the land has the correct 'zoning' to be subdivided
  • If the land can meet state planning policies and criteria and;
  • If the land also can meet any specific provisions for residential infill development in the local councils, Local Planning policies (LPP's).
